Everyone knows Sani, Pefkochori and Neos Marmaras. The villages below are the ones our agents send buyers to when they ask for “the real Halkidiki”: stone houses, a square with a plane tree, a bakery that opens in winter. For each one, what it is like to live there, how far the sea is and what homes cost nearby.
Arnaia, the mountain town
In the hills of northern Halkidiki (Aristotelis municipality, 85 km from the airport, 600 m altitude), Arnaia is a protected traditional settlement: cobbled streets, two- and three-storey stone-and-timber houses with colourful facades, the clock tower on the square, the folklore museum and the old silk workshops. It lives all year, with a school, a health centre and the best local wine and honey. The sea is 35–40 minutes away (Ierissos, Olympiada). For buyers: renovated stone houses and plots inside the settlement; a different Halkidiki, chosen for winter as much as summer. Homes in the municipality of Aristotelis.
Afitos, the cliff village
On a cliff above the Toroneos gulf in Kassandra (80 km from the airport), Afitos combines stone architecture with a lively arts scene: galleries, workshops, tavernas on the square with the sea below, and a long sandy beach at the foot of the cliff. It is one of the few Kassandra villages with life in winter. For buyers: stone houses in the old core, modern houses on the slopes with sea views, strong summer rental demand. Homes in Kassandra.
Parthenonas, the balcony of Sithonia
A stone village on the slopes of Mount Itamos above Neos Marmaras (100 km from the airport), abandoned in the 1970s and revived house by house. Narrow alleys, a church with a view over the whole Toroneos gulf, two tavernas, hiking trails. The beaches of Neos Marmaras are ten minutes by car. For buyers: restored stone houses and ruins to restore, for people who want the mountain with the sea in front. Homes in Sithonia.
Nikiti old town, the one that stayed alive
Nikiti is the gateway to Sithonia and lives all year (school, shops, doctors, a hospital nearby), but its old town up the hill is a world apart: Macedonian mansions, the church of Agios Nikitas, tavernas under vines. Ten minutes’ walk to the beaches, 95 km from the airport. For buyers: the rare combination of a traditional house and year-round services; also new houses and apartments down by the sea.
Olympiada, the quiet bay
On the north-east coast (Aristotelis, 100 km from the airport), a fishing village in a closed bay with a forest behind and the ruins of ancient Stageira, Aristotle’s birthplace, next door. Calm sea, small hotels, no mass tourism. For buyers: houses and plots at prices well below the two main peninsulas.
Sykia and Sarti, the far south of Sithonia
At the tip of Sithonia (140–150 km from the airport), Sykia is an old inland village with its beach 3 km away, and Sarti is the long beach facing Mount Athos. Wild, beautiful and far: perfect for a summer house if you do not mind the drive. For buyers: plots with sea views and simple houses; the lowest prices on Sithonia.
Agios Nikolaos and Vourvourou
Agios Nikolaos is a working village on the east side of Sithonia whose beach is Vourvourou, the lagoon with the islands and the pine-covered Diaporos. Among the most expensive seafront land in Halkidiki, but the village behind it stays authentic. For buyers: villas with the view of the islands, and village houses a few minutes from the lagoon.
Before you choose a village
- Visit, or ask us for video, in winter as well as summer if you plan to live there.
- Check what is open in November: bakery, pharmacy, school bus, doctor.
- In protected settlements such as Arnaia, renovation rules apply to facades; your engineer checks what is allowed.

Frequently asked questions
Which Halkidiki villages are open all year?
Nea Moudania, Nea Kallikratia, Kassandria, Nikiti, Neos Marmaras, Ierissos, Arnaia and Polygyros have schools, shops and doctors in winter. Most beach villages in Sithonia and south Kassandra close down from November to April.
Are village houses cheaper than houses by the beach?
Usually yes. A renovated stone house in Arnaia or Parthenonas costs less than a comparable house 300 m from a Kassandra beach, but the best ones are rare and sell fast. Prices nearby are live on our site.
Which village is best for a quiet holiday home near the sea?
Afitos (cliff above the sea, lively square), Nikiti old town (ten minutes’ walk to the beach) and Olympiada (quiet bay, forest behind) are the usual answers; Parthenonas if you prefer the mountain with a view of the sea.
How far are these villages from Thessaloniki airport?
Afitos about 80 km, Nikiti and Parthenonas about 100 km, Arnaia about 85 km, Olympiada about 100 km, Sykia about 150 km. All on good roads, one to two hours.
Can I rent out a village house?
Yes. Village houses let well to guests who want authenticity, especially in Afitos and Nikiti old town. Short-term lets need a registration number; rental income is taxed from 15 %.
