How to buy property in Greece – 6 steps
- Shortlist and viewingsWe shortlist by your criteria and arrange viewings over 1–2 days, or online.
- Tax number (ΑΦΜ)Issued in one day at the tax office in Polygyros with your passport; we accompany you. No special permit is needed for foreigners in Halkidiki.
- Lawyer and due diligenceAn independent lawyer checks title, encumbrances and building permits. Typically 1 % + VAT.
- Pre-contract and depositUsually a 10 % deposit. The price is fixed and the property comes off the market.
- Notary and paymentThe final deed is signed before a notary; payment is by bank transfer with proof of funds.
- Land registryAfter registration the property is yours. Electricity, water and ΕΝΦΙΑ are transferred to your name.

- Transfer tax: 3.09 % of the price (resales and new builds under the VAT suspension until 31 Dec 2026).
- Notary ~1 % + VAT, lawyer ~1 % + VAT, land registry ~0.5 %, agency 2 % + VAT.
- About 8–9 % in total. Annual ΕΝΦΙΑ: a 100 m² house by the sea is usually €400–700 per year.
- Non-EU buyers: Greece announced on 6 Sept 2026 a 15 % transfer tax from 1 July 2027. Not yet law; 3.09 % applies until then.

Can foreigners buy property in Greece?
Yes. EU citizens buy without restrictions; non-EU citizens too, and Halkidiki is not a restricted border zone. You only need a Greek tax number (ΑΦΜ), issued in one day.
What is the lowest price right now?
The most affordable listing is an apartment at €95,000 in Kassandra; plots start at €100,000. The list updates daily.
What does buying cost on top of the price?

ΕΝΦΙΑ is charged per square metre by zone. A typical 100 m² house in Halkidiki: €400–700 per year; 20 % off with home insurance.
Can I rent the property out?
Yes. Rental income is taxed at 15 % up to €12,000 a year (2026: 25 % up to €24,000). Short-term lets need a registration number (ΑΜΑ).
How long does the purchase take?
Usually 4–8 weeks from pre-contract to registration when the property’s paperwork is in order.
